Mold Clearance Testing in San Clemente & Orange County – independent post-remediation verification
Mold clearance testing, also called post-remediation verification (PRV), answers one question after mold remediation: did the work actually succeed? Mold clearance testing in San Clemente from OC Mold Pros gives you an independent pass or fail from an inspector who has no stake in the remediation job. We compare indoor air to an outdoor control, confirm there is no visible mold, verify with a moisture meter and thermal camera that nothing is still wet, and check that no water-damage mold species are elevated. You get a clear pass or fail within a few hours of receiving the lab results. OC Mold Pros is IAC2 certified, veteran owned, and inspection-only. We never perform remediation.
What's Included
- Visual inspection of every remediated area to confirm no visible mold growth or residue remains
- Moisture meter readings on the affected and adjacent building materials to confirm they are dry
- Thermal imaging of the work area to find hidden moisture behind walls, floors, and ceilings
- Indoor air samples from the remediated areas, analyzed by an independent laboratory
- A baseline outdoor air sample, required for every clearance, so indoor results are compared to your local outdoor air
- Water-damage species review: confirming that molds associated with water-damaged buildings are not elevated indoors
- Up to 4 areas of concern or containment included; additional areas $75 each
- A clear pass or fail decision within a few hours of receiving the lab results
- Clearance certification upon passing, suitable for homeowners, buyers, landlords, and insurance documentation
Our Pass/Fail Criteria
A remediated area passes clearance only when all four conditions are met:
- Indoor air compares favorably to outdoor air. Indoor spore levels are evaluated against the outdoor control sample collected the same day.
- No visible mold. The remediated surfaces and the surrounding area show no visible growth or residue.
- Nothing is still wet. Moisture meter readings and thermal imaging confirm the affected materials are dry. Mold returns when moisture remains.
- No elevated water-damage species. Molds associated with water-damaged buildings, such as Stachybotrys and Chaetomium, are not elevated indoors compared to outdoors.
If any condition is not met, the result is a fail, and our report explains exactly which condition failed and where. That tells you and your remediation contractor what still needs attention before retesting.
Environmental Consultant — Why It Matters
Clearance testing only means something if the person doing it is independent. A remediation company that tests its own work is grading its own homework. Because OC Mold Pros never performs remediation, cleaning, or restoration, our pass or fail is based only on the data. We have no incentive to pass a job that isn't finished and no incentive to fail a job that is. This is also why many remediation contractors and insurers prefer clearance by a third-party inspector.
Who Calls Us for Clearance Testing
- Homeowners who just finished mold remediation and want proof the job is done before rebuilding walls or moving back in
- Remediation contractors who need independent third-party clearance for their customers
- Insurance policyholders whose claim requires documentation that remediation was successful
- Home sellers who need to show buyers that past mold problems were properly resolved
- Home buyers who want clearance verified before closing on a property with a remediation history
- Landlords and property managers who need documentation before a unit is reoccupied
- Tenants who want independent confirmation that remediation in their unit was effective
What to Expect
Call for a free 20-minute consultation. We'll confirm the scope of the remediation, the number of areas to clear, and timing. Clearance testing is best scheduled after the remediation contractor has finished and cleaned, ideally while containment barriers are still in place. On site, we inspect each remediated area, take moisture and thermal readings, and collect indoor air samples plus the outdoor control. Samples go to an independent laboratory. Within a few hours of receiving the lab results, we deliver a clear pass or fail. Passing areas receive clearance certification.
Pricing
Clearance inspections start at $399 and include up to 4 areas of concern or containment. Additional areas are $75 each. Samples are $70 each (air, swab, or tape lift), and a baseline outdoor sample is required. See our pricing page for all packages.

FAQ
What is mold clearance testing?
Mold clearance testing, also called post-remediation verification, is an independent inspection done after mold remediation to confirm the work was successful. OC Mold Pros checks four things: indoor air compared to an outdoor control sample, no visible mold, no remaining moisture confirmed with a moisture meter and thermal camera, and no elevated water-damage mold species.
How much does mold clearance testing cost in Orange County?
Clearance inspections from OC Mold Pros start at $399, which includes up to 4 areas of concern or containment. Additional areas are $75 each, and samples are $70 each. A baseline outdoor sample is required for every clearance.
How fast do I get clearance results?
We deliver a clear pass or fail within a few hours of receiving the laboratory results. Passing areas receive clearance certification.
Why shouldn't my remediation company do its own clearance testing?
A company that tests its own remediation work has a conflict of interest. Independent clearance testing by an inspector who never performs remediation gives you, your insurer, and any future buyer an unbiased answer. OC Mold Pros is inspection-only and never performs remediation.
When should clearance testing be scheduled?
Schedule clearance after the remediation contractor has finished removal and cleaning, and ideally while containment barriers are still in place. If an area fails, the contractor can address it inside containment before retesting.
What happens if an area fails clearance?
The report explains which of the four criteria failed and where, for example elevated indoor spore levels, remaining moisture, or visible residue. Your remediation contractor uses that information to correct the problem, and the area is retested.
Do you also do the mold remediation?
No. OC Mold Pros is an inspection-only company. We never perform mold remediation, cleaning, or restoration, which is what makes our clearance results independent.
